Like all resort markets, Telluride has been affected by the global economic downturn. However, 2010 showed signs of recovery with gross dollar sales performing 20% above 2009 and numbers of transactions increasing 18%. The average price per incident of sale remains stable, indicating stabilizing in value across all market categories. Another increase of incidents of sales in 2011 demonstrates that we are slowly, but steadily, on our way to recovery.
With a limited supply of inventory and prices having adjusted some 20-30 percent below 2007, investors in the Telluride lifestyle are beginning to advantage themselves in securing grade A ski properties with seemingly little downside risk. Telluride's inherent beauty, controlled growth, sense of community, pristine environment, abundance of public lands, lack of both commercialism and vehicular congestion, along with unparalleled cultural events, position the area for a bright future.
